Vacancy in the role of Maintenance Officer to Woodbridge Town Council.

Woodbridge Town Council are seeking a Maintenance Officer to join our small team of Officers dedicated to supporting the work of the Council.
The Council has a wide and varied estate covering, but not limited to, formal parks, playing fields, Grade 1 listed buildings, modern waterfront developments, roadway, quayside and a war memorial. This is a key post in achieving the council’s ambitions to provide outstanding facilities that are safe to use, fit-for-purpose and clean. The post holder will be required to have a range of skills and experience as listed below, and a positive and flexible outlook.
Key Job Responsibilities:
1 - To undertake maintenance duties as directed by the Town Clerk, including:
- internal and external painting and decorating
- maintenance of internal and external fixtures and fittings, including minor repairs, maintenance on doors and door furniture etc.
- plumbing, including unblocking sinks, traps and waste pipes, adjusting and re-washering taps etc.
- affixing signs, pictures, paintings etc.
- identifying the causes of problems and advising on how they might be resolved.
2 - Procuring supplies and equipment necessary to undertake duties, involving visiting builders’ merchants, hardware stores etc. and undertaking research so as to ensure value-for-money.
3 - Cleaning light fittings and testing lighting systems, replacing, where necessary, minor parts such as tubes, bulbs, fuses, starters and diffusers, in accordance with safe working practices.
4 - To undertake various maintenance duties to maintain the overall high standard of appearance and general upkeep of the Town Council estate.
5 - To have use of various items of machinery. All machinery is to be kept in good working order and necessary repairs either undertaken or reported to the Town Clerk for repairs.
6 - To be responsible for and comply with all Health and Safety legislation within all areas under your authority. To be responsible for ensuring that only equipment and materials bought by the Town Council are operated and used in accordance with the manufacturers' instructions. To report any accidents to the Town Clerk.
7 - To undertake specific training as necessary.
8 – To undertake Legionella water testing at various sites on the Council’s estate and take quarterly water and electric meter readings.
9 – Prepare the Shire Hall Council Chamber for wedding ceremonies.
10 - Reporting emergencies (e.g. faults with the gas, electric and water supplies, accidents or near-misses etc.) that may occur in the council’s properties.
11 - To undertake various other reasonable maintenance and repair duties as may be instructed by the Town Clerk from time to time.
The position will offer between fifteen to twenty hours work per week and is based on a maximum full-time equivalent salary of £26,357. Minor seasonal fluctuations in hours should be expected.
